Is There Lifetime Residency in Oman?

Short answer: no such product is published. Here is what Oman actually grants, how long it lasts, and where the "lifetime" impression comes from.

What Oman actually grants

Two instruments exist, and neither is for life. The Golden Residency (relaunched 31 August 2025) runs 10 years, renewable provided the qualifying OMR 200,000 investment or property continues to be held - the ministry's own phrase is "ten-year renewable residency". The Property-Owner Residence Permit (ROP Decision 87/2026, in force 22 June 2026) has no minimum property value but renews on a 6 to 12 month cycle and lapses if the unit changes hands. No path to permanent residency or citizenship is published for either.

Where the "lifetime" impression comes from

Three real features get compressed into a marketing word. Renewal is open-ended in principle - hold the asset and re-apply, and nothing published limits the number of cycles. Family inclusion is unusually broad - spouse and first-degree relatives "without restrictions on age or number", the ministry's own language. And in November 2025 Oman standardised residence cards to 10-year validity (Ministerial Decision 157/2025), which lengthened the physical document, not the right itself. None of these makes the residency permanent: it remains conditional on the asset, on renewal, and on rules that can change.

The open question that matters for long-horizon plans

Whether Oman requires minimum physical presence to keep the Golden Residency is unresolved - our most consequential open item on this program. The operational partner claims 180 days per year; the official portal and the ministry's own announcement are silent; no legal text settles it. Oman's standard rule voids an ordinary residence card after six or more months abroad, and whether Golden Residency holders are exempt (as in the UAE) is exactly the unsettled point. Is Oman's Golden Residency permanent?

No. It is a 10-year permit, renewable while the qualifying investment is held. Conditional renewal is not permanence - sell the asset and the basis for the permit goes with it.

Can I renew indefinitely?

Nothing published limits renewal cycles, so in principle yes, while you hold the investment and meet whatever conditions apply at each renewal. The rules themselves can change between cycles; Oman's five rule changes since 2020 have all been expansionary so far.
