Compare Programmes Side by Side
Most published comparisons in this category are written by firms that sell one of the destinations. These are not. Every figure below is drawn from the same verified dataset behind Edition 1, carries its source and access date on the programme's own page, and states plainly where an official source could not answer the question.
| Comparison | The question it answers |
|---|---|
| UAE (Dubai) and Qatar | The two Gulf routes. Qatar costs USD 200,549 and asks 90 days a year; Dubai costs USD 544,588 and asks nothing. Government cost 0.25% against 4.73%. |
| UAE (Dubai) and Cyprus | Renewable against permanent. Cyprus grants permanent status on day one, but VAT takes the real cost to about 19% and parents were dropped as dependants in 2023. |
| UAE (Dubai) and Turkey | What each status actually grants. Turkey's USD 200,000 route is a residence permit, not citizenship - and the property may not be rented out. |
How we compare
Each comparison uses the same seven criteria as the index itself: entry threshold, true total cost, time to permit, family scope, presence requirement, term and permanence, and rule stability. Nothing is weighted or scored on these pages - the composite belongs to Edition 1. A comparison page sets the verified facts next to each other and names the trade-off.
Three rules govern what appears:
- Government costs only. Agent commissions, legal fees and taxes in your home country vary by buyer rather than by programme, so they are excluded from every column.
- No estimates. Where an official source does not answer a criterion, the page says so in place rather than substituting a figure from a law firm or a marketer. Turkey's transfer tax and absence rule are both unresolved, and both are named as unresolved.
- Currency fixed to one date. Conversions use the euro-dollar rate of 21 August 2026, the same basis as Edition 1. Dirham, riyal and dollar figures are pegged and therefore stable against each other.
Full weighting and treatment of missing data is in the methodology.
Basis
All figures derive from the Edition 1 dataset, verified in an adversarial pass on 17 July 2026 over approximately 100 load-bearing cells and re-checked at the freeze on 22 August 2026. Each programme profile carries its own numbered primary sources with access dates: Qatar, UAE, Cyprus, Turkey.
The Property Residency Index is an independent research publication. Index data and rankings are never for sale, and no programme, government or intermediary pays for inclusion or position. This is general information, not legal, tax or immigration advice.
